When choosing an agent, it is always advisable to obtain three appraisals so you can compare what each agent is offering to allow you to make an informed decision.

Your selection of an agent should not only be based on the commission they will charge but, on a number of factors, such as his/her knowledge of the area where your property is located, information provided to you on comparable sales in the area, the marketing campaign. Have they explained the whole process to you so you understand what is involved and what costs you can expect to incur in addition to the agent's fees? Ask questions, do your research.
